If you rent your house or commercial property you need yearly Landlord Gas Safety Certificates and must have all gas pipework and appliances checked every twelve months and certified to make sure the installation meets gas safety regulations.

It is a criminal offence if the Landlord or their appointed Managing Agents do not comply with these regulations.

Lewis Heating and Boiler Services are licenced to undertake annual gas safety inspections and issue Landlord Gas Safety Certificates (CP12’s) on all domestic gas installations, using the latest test equipment, electronic carbon monoxide and gas leak detectors and combustion gas analysers. We can arrange your gas check to be carried out at short notice and offer an evening or weekend service, so that we can come when your tenant is available.

When Lewis Heating and Boiler Services (Gas Safe Registration No. 551368) undertake a Landlord Gas Safety Inspection we do the following tests during the CP 12 Gas Safety Inspection:

• Check appliance make, model, type
• Check operating pressure in Mbar or heat input kW/h or Btu/h
• Check flue type
• Check flue visual condition
• Check flue termination satisfactory
• Smoke pellet flue flow test
• Check safety device(s) correct operation
• Spillage test
• Check combustion analyser reading (if applicable)
• Check for adequate ventilation
• Landlord’s appliance
• Appliance service
• Check appliance safe to use

and for gas installation pipework:

• Check emergency control is accessible
• Check for satisfactory visual inspection
• Check satisfactory gas tightness test
• Check equipotential bonding satisfactory

When the installation has passed the inspection, we issue wo copies of the Landlord Gas Safety Certificate – the first copy for the landlord or letting ggent and the second copy for the tenant.
